5 Reasons to Replace Your Roof: Maintain Any Unnoticed Problems Before They Cost You

August 9, 2021

You can’t always predict when your roof will need maintenance or replacement, but there are some clues that may indicate it’s time to take action. In this blog post, we’ll cover 5 reasons why you should replace your roof: 1) The age of the roof 2) Roof leaks 3) Roofing material 4) Unprotected gutters and downspouts 5) Signs of storm damage

The age of the roof:

Roofs typically last about 20-30 years, but you can’t always tell how old your roof is by counting its lifespan. You should look for signs like discoloration in shingles or tile and cracks that are starting to form in coping boards around windows and doors. The material on the roof also determines a roof’s life expectancy; metal roofs will need replacement every 50-75 years while asphalt shingle roofs may be good for 30+ years depending on their quality.

Roof leaks:

Leaks happen when water penetrates through openings such as missing flashing (metal pieces) or downspouts that aren’t hooked up properly to protect gutters from overflowing with rainwater. If you notice any signs of leaks in your roof, it’s time to replace the old shingles with new ones.

Roofing material:

The type of roof you have determines how often maintenance and replacement is needed; sloped roofs need more work than flat roofs and asphalt shingle materials are cheaper and easier to install so they may require replacements sooner. Metal roofs will last longer but be costlier (although insurance companies usually provide a tax credit for installing metal over other types). It also depends on what year you had your current roof installed because some materials like cedar shake or slate can outlast their warranties if weather conditions aren’t too harsh during that period.

Unprotected gutters and downspouts:

If rainwater isn’t diverted away from the home, it will accumulate and cause damage. A gutter system that’s in good condition should have a downspout leading away from your roof at least every 12 feet to prevent any water buildup around the foundation of your house.

Signs of storm-related damage:

If you’ve had storms recently or live near an area with high winds like a hurricane zone then there is always potential for hail or strong wind gusts that can do significant damage to roofs (usually more often metal). The best way to stop this type of destruction is by installing underlayment protection before anything else happens since that provides insulation against moisture and prevents shingles from lifting up as they get older.

The age of the roof, roof leaks, roofing material, unprotected gutters and downspouts can all be signs that it’s time to replace your roof. Thank you for mentioning how newer roofing materials could make a replacement job worth it. One thing I always wanted to try was upgrading our house to make it better suited for winter conditions. A different material sounds like it can do that, so I’ll consult a roofing expert from the area and see what they recommend.

Your roof stands between the interior of your home and the exterior world. If it’s in good shape, your roof serves as a barrier against snow, hail, rain, ice, branches, and debris. If your roof is in poor shape, your home can get leaks, develop mold and mildew, and experience other problems. Even a small leak in the roofline can cause large-scale water problems across major home systems.

Very helpful information on listing the common reasons for roof replacement. One the reasons listed is a leaking roof. Oftentimes the application of a roof sealant will stop the leaks and avoid total roof replacement.
Butyl Liquid Rubber is ideal to recoat existing roofs and add a significant number of years to the life of a roof. In fact, our customers have described it as essentially getting a new roof for a fraction of the cost, since, for most roof types, this is a single application with significant cost savings when compared to multiple coat systems. The cost savings alone have made it the choice for thousands of our customers over the years. Labor costs are also decreased since you only need one coat versus 3-4 with other systems.
